Rules & Policies
General Rules
• All guests must register upon arrival and provide valid identification and vehicle information.
• Check-in time is 1:00 pm; check-out time is 10:00 am. Late check-outs may incur an additional fee.
• Quiet hours are from 10:00 PM to 7:00 AM. Please be respectful of your neighbors.
• All RVs must be in good working condition and meet park standards. No homemade, dilapidated, or excessively old RVs are permitted without prior approval.
• Maximum speed limit throughout the park is 10 MPH.
• The use of firearms, fireworks, or any other explosives is strictly prohibited.
• Alcohol consumption must be kept within your designated site and used responsibly.
• Illegal drugs and substances are strictly prohibited. Violators will be removed from the premises.
• Disorderly conduct, excessive noise, or offensive behavior will result in immediate eviction without refund.
• The park is not responsible for lost, stolen, or damaged items. Secure all valuables properly.
Cancellation Policy
• If reservation is cancelled more than 29 days prior to arrival, a cancellation fee of 10% of total reservation amount will apply. • If reservation is cancelled 15-29 days prior to arrival, a cancellation fee of 50% of total reservation amount will apply. • If reservation is cancelled 8-14 days prior to arrival, a cancellation fee of 75% of total reservation amount will apply. • There will be no refund if cancelled 7 days or less from day of arrival.
Site Usage & Maintenance
• Each RV site must be kept clean and free of clutter. Storage of items outside the RV is limited to approved outdoor furniture and grills.
• Do not tamper with park utilities, including water, electric, or sewer connections.
• Only one RV and two vehicles are allowed per site unless prior arrangements have been made.
• No open fires except in fire pits (off the ground) or grills. Fire bans must be observed when in effect.
• Do not drive or park on grass areas.
• Clotheslines, tents, or non-approved structures are not permitted.
• Trash must be properly bagged and disposed of in designated dumpsters. Littering is strictly prohibited.
Pet Policy
• All pets must be on a leash no longer than six feet when outside.
• Owners must clean up after their pets immediately and dispose of waste properly.
• Aggressive or excessively noisy pets are not permitted.
• Pets are not allowed in park buildings, restrooms, laundry areas, or cabins.
Visitors & Guests
• Guests are responsible for the conduct of their visitors.
• Visitors must park in designated areas and not occupy other RV sites.
• Overnight visitors must be registered with park management.
Utilities & Septic
• Only approved sewer hoses with proper connections are permitted.
• Do not flush anything other than RV-safe toilet paper into the septic system.
Liability & Enforcement
• Guests stay at their own risk. The park is not responsible for any accidents, injuries, or damages.
• Management reserves the right to evict any guest violating park rules without refund.
• Failure to comply with these rules may result in fines or permanent banning from the park.
• Management has the right to amend these rules at any time as necessary.
• In accordance with Alabama House Bill 555, all guests must comply with state regulations regarding RV park residency and conduct.

Yes if you're in McIntosh area, this is the place to go. Nice, quite and management is awesome. We stayed there for 1yr and few months. Loved it and we recommend traveling to for good RV living.

Bates Creek RV Park is a wonderful place to stay if you are in the area. This quaint spot is in the country but close enough to stores. This RV park also has cabins for rent for very affordable prices. For me, this is my new home away from home.
Nice, clean, park. They are great hosts. Women can feel safe when husband's are working. No riff-raff walking around at night. No dogs running around barking either. Great place for construction workers.
They are very friendly good place if you have children. Very trustworthy owners. If we should ever be back in Alabama, they have our business.
